You will never feel out of control, or out of the loop, or worry that your property is not producing the income that you require it to. If there are ever issues with tenants, or with the home, an incident report will immediately be emailed to you.

Below you will find an outline of our process for both purchasing and selling properties. As always, if you have any questions on this process, don’t hesitate to call us any time.
Below is a detailed walk-through of the above process:
1) Initial conversation and information gathering.
a. This is a very important conversation that is had between the potential investor, and Detroit Cash Flow Properties. We will discuss such things as your goals with your investing project, your short-term and long-term plans, and what income requirements you might have. Utilizing this information, we can then move on to the next phase.
b. If the person decides they are interested in purchasing properties from us, we do require a “proof of funds” document prior to sending specific information on the available homes that we have. This is simply a way to show that you do indeed have the cash available to purchase at least one home from us. A bank statement showing access to $40,000 will be sufficient. This can be faxed to us at: (866) 542-4631 or emailed to our office directly.
2) Plan is created specific to the investor.
a. Using the information gathered in the initial conversation, we will create a proposal and plan that is designed to make sure that we hit the specific goals of that investor. This will include zip code requirements, financial requirements, and more. This document will serve as a blueprint for our first deal together.
3) A list of available homes is then sent to the investor.
a. This list will give the investor the ability to see pictures of each home, their neighborhoods, average rental amounts, and more for each potential property. The investor can then schedule a time to come to Detroit, and view each property in person.
4) Investor makes a purchase decision.
5) If the home has not yet been rehabbed, the rehab process begins, and tenant placement and marketing services are performed. If the home is already performing currently, all paperwork for the purchase is put together and sent to the investor for review.
6) The home is then sold to the investor, and the property management company then takes over all management duties.
7) Monthly checks are now sent to the investor.
